What You Should Know Before Listing Your Property for Resale

Thinking of selling your property in Zanzibar? Whether it’s in Fumba Town, The Soul in Paje, or elsewhere, reselling a property isn’t just about putting up a “For Sale” sign — there’s a process you need to follow to ensure a smooth, secure, and successful sale.

At BLU Real Estate, we specialize in resales of move-in ready homes, and here’s what every seller should know before listing their unit:

1. Make Sure Your Property is Eligible for Resale

Before anything else, your unit must meet a few basic requirements:

  • The property must be fully paid for (including any remaining installment plans)
  • All annual service charges should be cleared
  • A title deed or handover document should be available as proof of ownership
  • Without these, we cannot legally list or proceed with the sale.

 2. Sign a Sales Agreement with BLU

Once eligibility is confirmed, we prepare a Sales Consultancy Agreement between you (the seller) and BLU Real Estate. This outlines the commission structure and includes a one-time promotion fee to support marketing your unit professionally.

 3. Prepare Your Unit for Viewing

We will ask for access to the unit so we can:

  • Inspect the space
  • Arrange a cleaning (if needed)
  • Schedule a professional photography session

A clean and well-presented unit helps attract more serious buyers.

 4. Marketing Your Property

After photos are taken, we list your property on:

  • The BLU Real Estate website
  • Our social media platforms
  • Through our agent and buyer network locally and internationally

We also send monthly seller updates, including site visit reports, buyer feedback, and suggestions to help improve sale prospects.

5. Know the Commission Terms

BLU Real Estate charges 6% + VAT of the selling price as commission. This covers the full resale service — from marketing and listing to buyer communication and coordination.

6. Legal & Handover

The buyer may choose their own legal representative, but we also offer access to a professional legal team. If chosen, they handle:

  • The sales agreement drafting
  • Title deed transfer
  • Any ZIPA facilitation, if required

Once payment is completed, we coordinate the official handover — after which the unit is no longer your responsibility.

Final Word

Selling your property in Zanzibar can be easy — with the right team behind you. At BLU Real Estate, we handle the complex steps so you can focus on your next chapter.
