The buying process usually takes 3–4 weeks, depending on the cooperation between the buyer and seller, as well as the speed of government offices in finalizing the title deed documentation.

Payment plans depend on the property owner - some are open to flexible arrangements, while others prefer full payment. Either way, we’ll communicate with the seller on your behalf and work toward an agreeable payment plan that suits both parties.

To begin the resale process, just reach out to us through any of our platforms (WhatsApp, email, or Instagram).

Here’s how it works:

  1. We begin with a property eligibility check - confirming full payment for the unit, verifying that current annual service fees have been paid, and ensuring there are no any other outstanding dues attached to the unit.
  2. We verify proof of ownership, ideally a title deed, purchase agreement or/and handover document.
  3. Once eligibility is confirmed, we sign a Sales Consultancy Agreement between the owner and BLU Real Estate, along with issuing a promotion fee invoice.
  4. We request access to the property, inspect the unit.
  5. We schedule a professional photo shoot of the unit.
  6. The property is then listed on our website and shared across our marketing platforms and agent network.

No, BLU Real Estate does not offer property management services. However, we can connect you with reliable third-party property management companies to help you maintain your unit, especially if you're based abroad.

We charge a 6% commission (plus VAT) on the selling price. This fee covers our full resale service - from listing and marketing to coordinating with buyers and guiding you through the sale.

Buyers are free to choose their own legal representative. However, we also provide access to our trusted legal team for a smooth and efficient process.
If you choose to work with our legal team, the fee is 7% of the selling price + VAT, which covers:

  • Drafting the Purchase Agreement
  • Registration of the Purchase Agreement with the Zanzibar Business and Property Registration Agency (BPRA), including stamp duty
  • Complete follow-up of the title deed transfer process with the Zanzibar Investment Promotion Authority (ZIPA) until final completion
